cleave the sector in half to make it two sectors with 12 surfaces each. if it's a 3do make both the sectors one mesh so that when you export them they will be treated as one sector.

Do you have stairs in your house?

to be honest, it depends on the situation. are you making a staircase? sometimes you can just cut the surface in half. i ran into the same problem not too long ago and was able to do some cleaving and merging, afterwards deleting the vertices that were unnecessary. i wouldn't recommend that unless you know you can delete the vertex or vertices. like i said, usually cleaving the surface(s) in half can solve the trouble. good luck.

Sometimes you must merge sufraces together to get them to have less vertices, usually due to "bad" or ineffecient cleaving.

well it was bad cleaving i was making a stair case but i didnt care how it looked in the editor, i didnt know about the vertex stuff, guess i need to read the tutorails more, so ill do what all of you said and see if it works, thank you.

Two ways to solve this:

1) Delete any vertices that you don't need
2) cleave the surface in half

Get Vertex Assassin. It's the single most useful plugin.
