What is everyones' long term plans for life?
2004-03-21, 12:04 PM #1
I am already living part of my dream. I'm working for myself as a web/graphic designer. I'm my own boss, I keep my own hours, and best of all, I have no one looking over my shoulder. I'm doing what i love, and i'm getting paid for it.

I'm also planning to begin building positive net worth by being a landlord. I plan to buy several houses over the years when housing prices dip slightly here in cali and rent them out and get rich by leeching off of my tenants' rent every month.

I may decide to get into politics later in life and perhaps run for cali state assembly and later the US senate.

Sounds like you're having fun. My plans? I'm not sure yet. I'm 15 now and a freshman in H.S. and am not quite sure what field I want to pursue. Probably something in electronics, but that's a little too general...

Housing prices will only continue to go up. Yeah at one point they will go down but probably not for a looonng time. I'm going to have to leave San Diego. It's too expensive for a fresh out of college person to live.

Hmm... Well, I've wanted to be a cop for a long while, but not any cop, a SECRET cop. Like, I'll travel to an island where a cereal murderer is on the loose, and I'll search around for stuff, and one by one everyone dies except me. Then, I'll be waiting down by the docks on a cold, stormy night, and out of nowhere he appears! DUN DUN DUN! It'll be all Matrix style with guns and knives and stuff, yeah...

And then I'll be all, "Your days are over." and bang! I shoot him and he goes down. Then I win and walk to the highest peak as the sun sets, and I'll stare out to sea and the X-Files music will start playing and it'll be all cool and stuff.

'Nuff said.

I plan on living. [http://forums.massassi.net/html/wink.gif]

While doing so, I'll either be an electonics tech or a computer repair tech (or both). Maybe I'll start a buisiness selling software, since there's absolutely nowhere in my town to buy [good] software.

...Or maybe I could do all three, and monopolize what few businesses there are in my area. Muahahahaha!

Of course, I need to see where [one of] my bands are going. I'd prefer doing music, because music > all.

Ruler of the world. I'm serious about that.
Before I become ruler of the world I'll run for president of the U.S. and straighten up this messed up country. If I fail to become president, and fail to take over the world, I will retire to some remote island and rule as its dictator.
Hmm... I've always wanted to be a cop. That'll be for when I'm not old enough to run for president.

Get a bachelor's in Criminal Law, enter the military as an MP(that's military police for you brits [http://forums.massassi.net/html/tongue.gif]), climb the ranks, get as much training in a variety things as possible, become fluent in Spanish, and jump over to a more demanding and difficult MOS(ranger, special ops, etc, etc). If I get a high enough rank by the time I want ot get out I will stay and make a career of the military. If I get out I will go into law enforcement and after a few years I will become a US marshal.

My life plans?

Its all about Lizzie, my partner.

We're moving in together next semester, we just promised ourselves to each other, gonna go travelling for a bit, get a canal boat somewhere, settle down and grow old together.

Be a freelance journalist in there somewhere would be cool, and Lizzie is studying to become a primatologist.

I will still be playing Star Wars games by the time the growing old bit comes in, so I will hopefully still be a part of Massassi.

I've heard from a friend who is in the real estate business that you can borrow money for $0 down if you have good credit and GUARANTEE that you can pay the loan back.

Here's how the plan is executed, using theoretical numbers.

1.) I spend a year generating good credit by not pissing away my cash and racking up huge ammounts of debt. I allow a few luxury items, but nothing more than what I could pay for in full at any given time with no reprocussions.
I would only buy things that appreciate in value.

2. once I have a credit rating of at least 700, I would get a loan to buy a house at $0 down. (for simplicity, say the loan was for $150,000. I would use that to invest in a $200,000 house. (these numbers are small, but lets keep it simple okay). Right there, I would have netted a nice 50k in house equity, which i could borrow against later. Say that the mortgage was $2000 every month. I'm making these numbers up, but the principle still works)

I would then rent the house out for $3000 a month. The tenants would essentuially be paying my mortgage for me and I would get to keep the difference, which would be $1000 in this scenario. If I nededed more, I could simply raise the rent. ) $1000 x 12 = 12000 a year. Not bad for a college student with limited expenses.

The principle is that you should have no problem paying the house off because your tenants would be paying you enough and it would cost you little out of your own pocket.

as for repairs, that would be an expense, but that's why you borrow enough to buy a decent house instead of a dump. If your tenants mess the place up, evict the sorry b@stards and get someone else in there.

There's way more to it than what I told you. i'm going to read up on it A LOT before I get into it.

All I have to say that is if all goes according to plan, things will be very interesting indeed from now on.

b/c that's the rent that I would ask in that hypothetical situation. In real life, the figures would be different, but I would plan to net at least 1K a month from eah property. I would start with one at first, but then I would add more.

If my tenents repeatedly couldn't make the rent every month, I would dump their deadbeat a**es out onto the street.
