someone is going to capitalize and profit on the WTC reconstruction, so why shouldn't it be Trump? That's how capitalism works. What would you do if you were in his position and had this rare opportunity presented to you? You would probably move on it.

Maybe it's just that people don't want to associate the name Trump with WTC and 9/11. People may want to only know the WTC site for the tragic events, not how Donald was involved was the rebuilding. *shrug*

New York State doesn't own the property.

When the WTC fell, dowtown Manhattan lost several hundred thousand feet of commercial real estate. There's no way they're just gonna build a park and forget about the business loss, however more appropriate that might be.
Steal my dreams and sell them back to me.....

true.

A park might be a nice touch, but real life finances will ensure that that will never happen. There should definitely be a memorial on site, but there's no reason why the entire site should be dedicated to that. Manhattan real estate is some of the most expensive that there is, and the land is worth too damn much to simply turn into a park.

Bounty Hunter is right, the pure economic value of the property assures that new commercial space will be put in.

It seems incredibly arrogant of Trump to just jump in with this. If he wanted his design to be considered, he should have submitted it just like everyone else. He shouldn't be able to take his sweet time and just butt in whenever he feels like it because he has lots of money. He should have the same submission rules as everyone else. I dunno what NY has said about this, but it should be "You're submission is a year late, get lost."

On a related note, who in the world is he to say that the buildings don't look good? Mix things up, embrace progress. We have the opportunity to make the skyline a bit more interesting, why not take it?

I don't like the design, either. It's too glassy and transparent and doesn't fit the rest of the skyline at all.
